Delivering a data center is one of the most complex, high-stakes projects in construction — capacity measured in megawatts of IT load, schedules driven by an immovable Ready-for-Service date, and zero tolerance for downtime once live. We partner developers and operators, general contractors and specialty trade subcontractors, recruiting across the entire structure — from senior leadership to the field — so clients can staff a mission-critical build end to end from one partner.
Leadership & Program Direction
SVPs and VPs of Construction, Program Directors, Project Directors and Project Executives own multi-site portfolios and set delivery strategy.
They carry ultimate accountability for cost, schedule and safety, manage GMP and EPC contract structures, and protect the speed-to-market that defines a successful program. On the owner’s side, we also place Owner’s Representatives and client-side Project Managers who safeguard the developer’s interest.
Project Delivery
Senior Project Managers, Project Managers and Assistant Project Managers run the day-to-day: trade sequencing, RFIs, submittals, design changes and progress against the schedule.
Project Engineers and Field Engineers own the detail on the ground, while VDC/BIM Managers drive clash detection and 4D coordination — increasingly critical as delivery shifts toward prefabrication, modularization and skid-mounted plant to protect the schedule.
Preconstruction & Cost
Before mobilization, Preconstruction Managers, Estimators and Proposal Managers shape scope, buildability and price. The cost and contracts function — Cost Managers, Cost Engineers, Contracts Managers and Procurement Managers — protects the budget across the lifecycle, securing the long-lead items (switchgear, generators, chillers, UPS modules) whose procurement windows dictate the entire schedule, and controlling change, value engineering and trade packages.
The Build Phases
Delivery moves through distinct, interdependent phases:
- Site Prep & Civil Work — clearing, grading, drainage, foundations, the utility service entrance and on-site substation, and site logistics. Led by Civil/Sitework Superintendents, Field Engineers and Surveyors.
- Core & Shell — structure, envelope and roofing taken weathertight to ready the gray space for fit-out. Run by Construction Managers, General Superintendents, Superintendents, Area Managers and Foremen.
- Mechanical & Electrical Installation — the critical power and cooling infrastructure. On the power side, the full chain: utility service and medium-voltage (MV) substation, transformers and switchgear, standby generators and fuel systems, UPS and battery/lithium-ion energy storage, and ATS/STS transfer switching, distributed via busway and tap-off boxes to PDUs and RPPs. On the cooling side: chillers, cooling towers and dry coolers, CRAC/CRAH units and CDUs moving heat off the halls through chilled-water loops and raised-floor plenums — increasingly liquid and direct-to-chip cooling as rack densities climb. All engineered to redundancy topologies (N+1, 2N, 2N+1) and Tier III/IV concurrent-maintainability and fault-tolerance standards. Delivered by MEP Directors and Project Managers, Mechanical and Electrical Project Engineers, MV and LV Electricians, Pipefitters, and BMS and Controls Engineers.
- Data Hall Fit-Out — turning the white space into a live IT environment: racks and cabinets, rack-level PDUs and power whips, structured cabling, fiber and cable-tray containment, and hot/cold-aisle containment, alongside life-safety systems like VESDA aspirating detection and clean-agent suppression — all tied into the BMS, EPMS and DCIM monitoring stack and optimized against PUE targets. Delivered by Fit-out and Area Managers, MEP/BIM Coordinators, and Structured Cabling and Low-Voltage Technicians.
- Commissioning & Handover — the proving ground. Commissioning Directors, Managers and Engineers, alongside independent Commissioning Authorities (CxA), take every system through the commissioning levels (L1–L5) — Factory and Site Acceptance Testing (FAT/SAT), pre-functional and functional testing, and full Integrated Systems Testing (IST) with load banks and failure-mode/black-building scenarios — before punch list, O&M documentation, as-builts and handover to operations at Ready for Service.
Quality, Controls & Logistics
Underpinning the program are Project Controls Managers, Schedulers (Primavera P6), and Document Controllers who keep it measurable and auditable; QA/QC Managers and Inspectors who own inspection and test plans (ITPs), non-conformance reports (NCRs) and punch lists; and Site Logistics Managers who orchestrate deliveries, laydown and access on congested mega-sites.
Safety & Energization
Safety is absolute. EHS Directors, Safety Managers and Safety Coordinators govern site safety, supported by Fire Watch, Flaggers, Spotters and Site Medics.
As systems come alive, Qualified Persons, LOTO (lockout/tagout) coordinators and Energization Managers control the high-risk transition from construction site to live, energized environment under a strict lockout/tagout and energized-work-permit regime aligned to NFPA 70E.
